New Suntree Boulevard office complex touted as a bargain for businesses

A new medical/office complex under construction along Suntree Boulevard is the latest addition to the suddenly growing commercial strip between Wickham Road and U.S.1.
Suntree Professional Business Park at Suntree Boulevard and Third Street already has several buyers for its eight units, which range in size from 1,200 to 5,000 square feet.
Construction on the undeveloped property started in late December and is expected to wrap up this summer, according to a spokesman with Tuscany Inc., the Melbourne-based commercial general contractors building the 13,000-square-foot complex.
Units will feature solid concrete walls, impact windows and doors, a 30-year shingle roof and stone accent bottoms, said Donna Ellis, a commercial real estate agent with National Realty in Melbourne. Interior offices will be built to the owners’ specifications, she added.
“It’s going to be very, very pretty,” Ellis said. “It’s going to be one of the nicest buildings on Suntree Boulevard.”
The units are for sale, not for rent, Ellis said. With unit prices of $235 a square foot and impact fees already paid, “it’s the best deal around,” she said.
“Right now with the interest rates the way they are, if someone who has an office has good credit, it’s cheaper to own at this price than it would be to rent,” she said.
A general practitioner, a dentist and a therapeutic massage business already are under contract, the Tuscany spokesman said. There’s still about 2,500 square feet of office space available along Suntree Boulevard and another 1,500 square feet along Third Street, the spokesman added.
The business park is rising next to Riverview Tower at Suntree, a five-story complex at 6525 Third St. The first Class 'A' retail and office building built in Brevard County since 2009, the 80,000-square-foot tower at U.S. 1 and Suntree Boulevard is close to completion. Its anchor tenant is Merrill Lynch/Bank of America.
Other tenants include the Economic Development Commission of Brevard County, Lyn Aerospace and a pediatric urgent care clinic.
Tricon Development of Brevard, which developed and constructed the building, also moved its offices from Merritt Island to the tower. A doctor’s office, gym and restaurant also are planned at the complex.
