Addison Square offers more retail space in West Viera

Viera West's rapid growth will continue with the construction of Addison Square at the southwest corner of Lake Andrew Drive and Ivanhoe Drive.

Office buildings planned south of Health First Hospital and Pro Health Fitness Center in Viera will provide more than 30,000 square feet of new business space.

Addison Square, on nearly three acres at the southwest corner of Lake Andrew Drive and Ivanhoe Drive in the growing Viera West area, presently has six rental spaces listed, ranging in size from 1,600 square feet to 2,000 square feet for a total of 10,500 square feet.

One of the six spaces is earmarked for use as a restaurant, according to the website of Melbourne-based commercial real estate company Lightle Beckner Robison Inc., the listing agent for Addison Square.

Nearby, Vidina Office Park will feature five spaces with 20,000 square feet of professional office space on two acres along Vidina Drive.

“Addison and Vidina are going to connect and will be continuous properties at that corner of Lake Andrew,” said Erik Costin, the Vice President/Partner of Rockledge-based W&J Construction, which is building both complexes.

The buildings are another example of the rapid growth occurring in Viera West, where the population has risen by nearly 72 percent since 2010, according to the U.S. census.

In May, a 1.4-mile section of roadway linking Lake Andrew Drive and Pineda Causeway opened to traffic. The southern extension of Lake Andrew Drive from the Bridgewater subdivision to the causeway west of Interstate 95 provides another route to and from the Viera community west of I-95 and completes a north-south roadway that connects the Viera Boulevard and Pineda Causeway I-95 exits. A 1.1-mile northern extension of Lake Andrew Drive from Judge Fran Jamieson Way to Viera Boulevard opened to traffic in December 2020.

A November groundbreaking ceremony recently kicked off construction of Del Webb at Viera, a 1,300-home gated community for residents 55 and older, planned on more than 500 acres west of the Pineda Interchange at Interstate 95. Construction should begin soon on the southward extension of Stadium Parkway that will provide access to the development.
