The Blake at Viera, a retirement and assisted living facility with memory care, will provide a new high-end choice in an area chosen for being attractive to relatives and friends visiting their loved ones.
To be located on a five-acre lot adjacent to the new traffic circle at Lake Andrew Drive and Porada Drive, The Blake at Viera will feature 68 assisted living units and 33 memory care units and will employ about 60 staff members. Groundbreaking is expected in the fourth quarter of 2020 with construction to take about 14 months, said Scott Creason, director of new development for Blake Management Group (BMG). It manages 17 communities in seven states that are either under construction or in operation.
Owner and developer, Cardinal Ventures, which also has a West Orlando site underway, wants to expand in the Viera area as part of a Central Florida expansion initiative. Blake communities are currently located in Alabama, Arkansas, Florida, Louisiana, Mississippi, South Carolina, Tennessee, Texas and Virginia.
"We typically look for planned mixed-used traditional neighborhood developments. We try to locate in more of a vibrant setting in terms of restaurants and retail. Adult children when they visit their parents want a lot of activities nearby,’’ said Harrison Young, a principal member with Cardinal Ventures which owns BMG.
The Blake at Viera will feature a variety of suites, offering flexible floor plans, an active living program with social, emotional and physical engagement, chef-prepared meals served restaurant-style daily with healthy snacks available throughout the day. It also will offer concierge services to assist in resident transportation and family communication needs, housekeeping services, salon, activity rooms, movie room, on-site physical therapy clinic and gathering rooms.
The memory care suites, designed for residents who experience memory loss from Alzheimer’s disease or another form of dementia, will feature a monitoring system to match each resident’s behavioral pattern, customized wellness programs with amenities customized for memory care residents.
Blake Management Group (BMG) is a privately held senior living operator formed in 2007 to develop upscale communities.
"We identified the site about a year ago. We look for high-growth areas that are also high income and high home value and (Viera) met all those thresholds,’’ Young said.
The site plan for the project is valid for three years with infrastructure and other initial work to begin as building permits are applied for, said Tania Ramos of the Brevard County Planning and Development.
